Conveyancing in Wodonga & Albury

Buying or selling a home, block or business premises on the border? We handle the whole conveyance, on either side of the Murray, from our Wodonga office.

PROPERTY & CONVEYANCING

Local conveyancing, done properly

Buying or selling property is, for most people, the largest transaction they will ever make. It should not feel like a leap of faith. From our office at 87 Hume Street in Wodonga, Harris Lieberman has guided local buyers and sellers through the process for generations, handling residential, rural and commercial property across Wodonga, Albury and the wider North East.

We manage the whole conveyance for you: reviewing the contract before you sign, explaining the cooling-off position, coordinating finance and searches, and settling electronically through PEXA. You deal with the same local team from first contract to handing over the keys.

What the conveyancing process involves

  • Contract review. We check the contract of sale and vendor’s statement before you sign, so you know exactly what you are buying and on what terms.
  • Cooling-off and conditions. We explain your cooling-off rights and make sure finance, building and pest, and any special conditions are properly protected.
  • Searches and enquiries. Title, council, water and other searches to reveal anything that affects the property, from easements to outstanding rates.
  • Settlement. We adjust rates and other outgoings, coordinate with your lender and the other side, and complete settlement electronically so you are not chasing paperwork on the day.

The border is our home ground

Wodonga and Albury sit either side of the Murray, and property here frequently crosses the line between Victoria and New South Wales. Cooling-off periods, stamp duty and the searches required all differ between the two states. A firm that works both sides every week makes sure the right rules are applied and nothing slips, whether you are buying in one state, selling in the other, or both at once.

Frequently asked questions

Frequently Asked Questions

Most residential settlements in Victoria run about 30 to 60 days from signed contract to settlement, depending on what the parties agree. The steps are the same either way: contract review, cooling-off, finance approval, searches and enquiries, then settlement. We keep you clear on what is happening at each stage so nothing is left to the last minute.
The rules follow the property, not where you live. A property in Albury settles under New South Wales law and a property in Wodonga under Victorian law, and the two differ on cooling-off periods, stamp duty and the searches required. Because we act on both sides of the Murray every week, we handle whichever applies, or both at once if you are selling in one state and buying in the other.
A licensed conveyancer can handle a straightforward transfer, but a solicitor can also advise when something is not straightforward: a contract term that needs negotiating, a boundary or easement issue, a related family or business matter, or a cross-border settlement. With Harris Lieberman you get the conveyancing and the legal advice from the one local firm, without being referred elsewhere.
Yes. Most Victorian and NSW property settlements now occur electronically through PEXA, which means you do not have to attend in person. We manage the electronic settlement for you and keep the process moving, with in-person appointments in Wodonga whenever they help.
