Conveyancing in Albury
Buying or selling in Albury or the Riverina? We handle the whole conveyance under New South Wales law, from our Wodonga office just across the Murray.
Albury conveyancing, done under the right rules
Buying or selling property is, for most people, the largest transaction they will ever make, and in Albury it runs under New South Wales law rather than Victorian. Harris Lieberman act on NSW conveyances every week from our office at 87 Hume Street in Wodonga, minutes across the Murray, handling residential, rural and commercial property for buyers and sellers throughout Albury, Lavington and the wider Riverina.
We manage the whole conveyance for you: reviewing the contract before you sign, explaining the New South Wales cooling-off position, coordinating finance and searches, calculating transfer duty, and settling electronically through PEXA. You deal with the same local team from first contract to handing over the keys, without engaging a separate firm across the border.
What NSW conveyancing involves
- Contract review. In New South Wales the contract of sale must be prepared with prescribed documents attached before a property is marketed. We check the contract and those documents before you sign, so you know exactly what you are buying and on what terms.
- Cooling-off and conditions. We explain the five-business-day NSW cooling-off period, what a section 66W waiver means, and make sure finance, building and pest, and any special conditions are properly protected.
- Searches and enquiries. Title, planning certificate, council, water and other searches to reveal anything that affects the property, from easements to outstanding rates.
- Transfer duty and settlement. We calculate Revenue NSW transfer duty and any first home buyer concession, adjust rates and outgoings, coordinate with your lender and the other side, and complete settlement electronically.
Buying or selling across the border
Many people on the border buy in one state and sell in the other, or live in Wodonga and buy in Albury. The two states differ on cooling-off, duty and searches, so a firm that works both sides every week keeps the right rules applied and nothing slipping between them. If your matter spans the Murray, see our cross-border conveyancing page, or our conveyancing in Wodonga for the Victorian side.
